Fire reinstatement works in Mortimer

Our Mortimer fire reinstatement project sets an example of ambitious plans to save a badly damaged old commercial use property.
Close communications with loss adjusters saw this successful CAT A reinstatement through in a matter of months.
Unfortunate circumstances led to this commercial use property suffering extensive fire damage mid-2022. The comprehensive damage to the structural integrity of the building led to significant doubt if the building could be saved.
Avendale was commissioned in 2023 offering feasibility plans to clients and loss adjusters for fire reinstatement works to commence. The brief was to reinstate utilizing structural upgrades and re designed interior and exterior fit out.
Significant safety challenges presented from the outset, primarily, diligent planning was required to establish safe entry and strategic removal/demolition of the damaged building whilst retaining the existing outer brick walls.
Michael Aubrey Barrow Ltd, acted as structural Engineers on the project. Michael Aubrey Barrow Ltd and Avendale have worked closely on several complicated projects, they provided much needed confidence for Avendale to engage in this high-risk project. The building was extremely unstable, work could not commence unless all activities could take place under controlled conditions. Michael Aubrey Barrow provided detailed interior and exterior temporary propping plans for a systematic prop and remove process as work commenced.
Initially, what remained of the first floor needed to be comprehensively propped and boarded creating a safe working platform above. The unstable gable walls could then be safely removed and rebuilt, along with a new roof to weatherproof the property for the remaining works. Various internal structural upgrades took place, including a new first floor structure and staircase. CAT A open plan interior design provided the perfect modernisation the building required for future commercial use.
Externally, the building required various stages of new brick work inserts, propping, re pointing and blast cleaning, rectifying areas of fire damage and age-related decline. Asbestos cladding and roofing also played a role in the reinstatement which Avendale had to sympathetically remove and replace as part of neighbouring property damage. A new window and door pack provided the finishing touches to this successful reinstated and modernised building.
