Avendale delivers a turn key refurbishment at the Royal Foundation of St Katherine.


The Royal Foundation of St Katharine is a charity based in the East End of London. The Foundation traces its origins back to the medieval church and monastic hospital St Katharine's by the Tower established in 1147, today the foundation offers a wonderful retreat centre where many have found its sense of calm transforms the way they feel.

Avendale continues a strong working relationship with the Royal Foundation of St Katherine. As with any ageing property, the Foundation required essential refurbishments to honour their high standards of service and comfort for guests. The retreat offers a unique Oasis in East London to relax and find a sense of calm.

Avendale was required to identify, provide solutions and produce detailed implementation plans to work around an operational retreat in a considerate manor.

 

We conducted a 2-phase project over twelve months. Special considerations were given to disruption and noise working around an active retreat, schedules needed to be adaptable with some out of hours work for noisier stages of the project. Complete roof replacements happened in stages across the property to minimise scaffold disruption. Matching roofing tiles were used to sympathetically match listed parts of the building and chimney rebuilds where required throughout. The existing roof parapet design contributed to 75% of the failed areas, resulting in interior damage over time. All existing parapets were removed and replace with a new design using ply decking, fibre glass lining complete overlaps, DPC and led capping’s, followed by decorative coping stones to match the existing design. The fibre glass package continued on all failed flat roof areas of the property.

thermal upgrades

A key deliverable for the project that under pinned our approach was to modernise and thermally upgrade. From the onset, the challenge was to work around an operational retreat, respect traditional designs while converting to 21st century use.


Thermal upgrades and M&E improvements


The client’s requirement included loft spaces to be thermally insulated in line with current and future expectations and an initiative to reduce energy consumption. With the old roof removed we were able to directly approach the thermal upgrade. Initial M&E challenges necessitated a re- design of the existing services layout to accommodate fire protection and loft boarding. CaberDek boarding was carefully cut and laid throughout providing a safe working surface for 400mm of insulation and any future M&E maintenance or upgrades which was not possible before. 

Flood damage

Internal areas suffered water damage and required refurbishment. Covered scaffolding allowed the drying process to start from day 1. Ceiling replacements, replastering and internal decoration took place during quieter operating periods, rooms were systematically closed off as we worked across the property. Paint and sealer selection was considered to produce a water based, low odour, hotel friendly finish.

 

Driving carbon emission down 

To significantly reduce our carbon emissions during the project we implemented a green construction policy endeavouring to look at the provenance and sustainability of materials as well as effective waste management/ recycling. On site considerations included the use of local roofing suppliers for short deliver drops, Recycling old roof tiles, solar panel site lighting, Electric machinery, energy conservation and water conservation/ pollution control.
